Real Estate Developer — Lead Website
A high-performance, SEO-first lead-capture website for a Gwalior real estate developer with five residential projects — replacing a slow brochure site with a project-showcase platform that tripled qualified leads in 90 days and now ranks page-1 for "flats in Gwalior".
The Challenge
The developer had been selling its five Gwalior residential projects through a six-year-old brochure-style website — a single long page of static images, no project detail pages, no lead capture beyond a generic "info@" email link, and no integration with the sales team's WhatsApp workflow. The site took 4.5 seconds to load on a typical mobile connection and bounced more than 70% of visitors before they ever saw a floor plan.
Worse, the developer was invisible on Google. A search for "flats in Gwalior" or "apartments in Gwalior" returned aggregator portals and competitor brochures on page one, while the developer's own site sat on page four. Almost every serious enquiry came in through WhatsApp forwards and walk-ins at the project sites — leads that were impossible to attribute, hard to track, and frequently lost between salespeople. The marketing team had no way to know which project, channel or campaign was actually driving bookings.
Leadership wanted a website that would do three things at once: showcase each of the five projects with floor plans, pricing and location context; capture and route leads to the right salesperson within minutes; and rank organically on Google for high-intent local property searches. They also wanted the site editable in-house — without developer involvement — every time a tower was launched or a price list changed.

Our Solution
Curio began with a one-week discovery sprint — auditing the old site's analytics, mapping the developer's sales funnel from first click to site visit, interviewing three salespeople about how WhatsApp enquiries actually flowed, and running a keyword study on Gwalior property search demand. The audit made one thing clear: the website needed to be rebuilt around the projects, not around the company.
We designed and built a Next.js website with Tailwind CSS, structured around five dedicated project pages — each with its own URL, floor-plan gallery, location map, RERA details, pricing table, virtual-tour embed and a project-specific lead form. Content is managed in Sanity CMS, so the marketing team can publish a new tower launch, update a price list or swap a brochure without touching code. Lead forms auto-route to the assigned salesperson's WhatsApp Business API inbox in under five minutes, and a parallel CRM webhook writes every enquiry into the developer's sales pipeline.
The SEO build was treated as architecture, not an afterthought. Every project page is marked up with LocalBusiness and Product (Residence) schema, internal links cross-reference projects by locality and configuration (2 BHK / 3 BHK in Gwalior), image alt text and filenames follow a property-keyword convention, and Core Web Vitals were tuned to a 1.8-second mobile load through Next.js image optimization, route-level code-splitting and static generation. Google Ads lead-form extensions were wired in so paid campaigns feed the same CRM pipeline as organic form submissions.

Results & Impact
Within 90 days of launch, qualified leads — defined as enquiries with a named project, configuration and phone number — tripled compared to the same window the previous year. The developer now holds page-1 organic positions for "flats in Gwalior", "apartments in Gwalior" and three project-name + locality queries, with five project pages actively ranking. Mobile load time dropped from 4.5 seconds to 1.8 seconds, and the inquiry-to-site-visit conversion rate climbed to 28% as leads were routed to the right salesperson in minutes instead of hours.
The CRM integration finally gave the marketing team real attribution.
